Methodology

How LandScore is calculated.

LandScore is a single 0–100 number summarising how viable a piece of land is to develop. It's a transparent weighted blend of four families of data.

Flood & climate

Weight 30%

Historical flood frequency, drainage class, and rainfall intensity for the surrounding 1km grid.

Soil & geology

Weight 25%

Soil type, shrink-swell behaviour, recommended foundation, and excavation difficulty.

Infrastructure

Weight 25%

Distance to tarmac, electricity grid, water source, mobile network, hospitals and schools.

Commercial viability

Weight 20%

Population trend, commercial activity, traffic flow, and zoning classification.

How we source our data

Honest disclosure: Landzaya is in early access. Some data layers are modelled approximations until we onboard county-level survey partners. We surface this directly on the report — no black boxes.
