Reading flood risk like a structural engineer
1,200mm of rain is normal. 1,200mm in three weeks is catastrophic.
Floods in Kenya are no longer rare events. The 2018, 2020 and 2024 long rains each displaced over 200,000 people; the 2024 season alone destroyed more than 60,000 homes, most of them on plots that anyone with a topographic map could have predicted would flood. Here is how to read your plot's exposure.
The three signals that matter
- Elevation relative to the nearest waterway. Anything within 5m of vertical drop to a river or stream is a drainage path.
- Annual rainfall and rainfall intensity. 1,200mm/yr spread over 100 rainy days is benign; the same 1,200mm in 30 days saturates the ground and causes runoff floods.
- Distance to the nearest waterway. WRA rules require 30m of riparian setback from any river (more for major rivers). Building inside this is illegal and uninsurable — and the State can demolish.
Riparian setbacks — the rules
- Any river or stream: 30 m from the highest known flood level on each bank.
- Tana, Athi, Nzoia, Yala, Nyando: 100 m setback from each bank.
- Lake Victoria, Naivasha, Turkana, Baringo: 100 m from the highest known shoreline.
- Dams and seasonal swamps: usually 30 m unless an EIA specifies otherwise.
The Water Resources Authority and NEMA both enforce these — they are why the 2018 Mathare and 2024 Athi River demolitions happened. If your plot is partly in the riparian, the usable acreage drops; price accordingly.
What the LandScore flood section is doing under the hood
We combine 30 years of ERA5 reanalysis rainfall data (Open-Meteo), elevation from the SRTM digital terrain model, distance to mapped waterways (OpenStreetMap), and the count of years in the last 10 with at least one day above the 75mm flood-rain threshold. Those four inputs score the plot Low → Extreme. The model is conservative — we'd rather over-warn than under.
If your plot scores Moderate or High
- Elevate the slab 45–60 cm above natural ground level (one standard riser higher than usual).
- Build perimeter drainage — a 30 cm wide, 50 cm deep stone-filled French drain around the house, sloped 1:100 towards a soakaway pit.
- Use closed-cell concrete blocks for the first course, not hollow blocks — they don't wick capillary water.
- Locate the septic tank at least 30 m from any borehole and never downhill of the kitchen.
If a plot scores Extreme, the conservative move is to look elsewhere. The cheapest engineered solution (full hydrological survey, raised plinth, perimeter berms) starts around KES 1.2 million — money that usually buys you a better plot in a less risky area.
